FAAC Access Control Installation: The Denton Owner’s Guide

FAAC access control installation in Denton typically runs $750 to $2,400 installed, depending on whether you are adding a keypad, a card reader, a telephone entry system, or a full keypad-plus-receiver setup. We keep FAAC-compatible control boards, keypads, and receivers on the truck, so in many cases we can complete the job the same day you call. The usual story we hear starts with a keypad that works sometimes, a remote that stopped opening the gate after a storm, or a control board that clicks but will not release the operator arm.

Which FAAC Models This Applies To

This page covers access control for FAAC swing gate operators in the residential and light commercial lines: the 400 Series (402, 412, 422), the 390 and 391, the E024U, the 740, and the 770 hydraulic operators still running all over Denton’s older subdivisions. If you have a FAAC slide gate, the older 740 and newer S418 and S450 use the same XP15 or E024U control board, so the access control wiring and receiver additions work the same way.

Here is a compatibility gotcha that trips up a lot of owners: FAAC changed their receiver protocol several times over the years. The RC/DS remote and the older 433 MHz receivers do not talk to the newer 868 MHz FAAC boards, and vice versa. Before you buy anything online, check the label on your control board and the FCC frequency printed on the back of your remote. A 2007-era 402 board and a 2020 FAAC remote simply will not pair, no matter how many times you press the learn button.

On the OEM versus aftermarket question: for FAAC, we will often recommend an OEM control board if yours is fried, because the FAAC boards have built-in obstacle detection logic and specific motor encoding that generic aftermarket boards do not replicate well. For receivers and keypads, however, a quality aftermarket unit like a Linear or LiftMaster receiver integrated properly works fine and often costs $80 to $150 less. We will tell you which one we would put on our own gate, and that is the one we will quote.

Signs Your FAAC Access Control Installation Is Failing

  • Keypad works in the morning but not after a hot afternoon. Denton summers bake the keypad face, and the membrane contacts inside expand and lose connection. We see this all the time on west-facing gates in Robson Ranch and south Denton neighborhoods where the afternoon sun hits the keypad square on. The contacts fail long before the electronics do.
  • Remote works only within 20 feet of the gate. The FAAC receiver antenna is often a thin wire inside the control box, and if it was not extended outside the metal housing on the original install, the range gets knocked down to almost nothing. Rain and Texas humidity corrode the connection point, and the range shrinks further. Sometimes it is the receiver going bad; more often it is an antenna that was installed wrong the first time.
  • Gate opens but will not close without pressing the button twice. This is usually the FAAC obstacle detection circuit reading resistance that should not be there. A failing access control relay can feed a weak signal to the close input, and the board interprets it as an obstruction. We trace this back to a worn relay on the control board or a keypad wire that has nicked insulation letting moisture in.
  • You hear a click, then nothing. The operator is receiving the command, but the motor does not move. On FAAC hydraulic units, this often means the access control is fine and the problem is a bad capacitor or low hydraulic fluid. Before you replace the board, we check the whole chain. Right now we are repairing more FAAC hydraulic operators over on the north side of town than we replace, simply because the board was fine and the capacitor was $14.
  • After a power outage, the gate forgot all the remote codes. The FAAC board has a small battery-backed memory. Once that battery dies, which takes about seven to ten years in Denton’s heat, every brownout wipes the learned codes. Replacing the battery on the board is a $40 repair. Replacing the board because the codes keep disappearing is a $500 mistake a lot of national companies will happily make.

Replacement Cost & What’s Included

For FAAC access control installation in Denton, here is what we quote, installed, before any discounts:

  • Receiver and two remotes (aftermarket, compatible with FAAC frequency): $280 to $380 installed.
  • OEM FAAC replacement control board: $650 to $900 installed, depending on the model.
  • Keypad replacement (weatherproof, FAAC-compatible): $350 to $500 installed.
  • Telephone entry system for driveway gates: $1,400 to $2,400 installed, with call forwarding set up.
  • Full keypad plus receiver plus two remotes package: $750 to $1,100 installed.

The range depends on how much wiring we need to replace, whether the antenna needs to be re-run, and how far the access point is from the control box. The price I quote over the phone is the price on the invoice. That includes the part, the labor, the wiring, and the programming. You will know the number before I touch a screwdriver, and nothing gets added at the door. The 90-Day Done Right Promise applies to every access control job we do: if it acts up within 90 days, one call and I come back.

DIY or Call Us?

Replacing a FAAC access control part is not a spring replacement. You are working with 120V supply wiring inside the control box and low-voltage control wiring outside it. The danger is real if you open the control panel without killing power at the breaker first: the capacitor on a FAAC board holds a charge even after the power is off, enough to knock you back. If you are not comfortable verifying the board is discharged and identifying the open and close relay terminals, this is not the job to learn on.

What you can safely check yourself: confirm the keypad lights up, confirm the remote’s battery is fresh with a simple test, and confirm the breaker to the gate is not tripped. If all three are good and the gate still will not respond, the problem is inside the board or the receiver. That is when you call us at (940) 394-8744. We stock FAAC boards and receivers on the truck, so the second trip is rare. Most access control swaps take me 90 minutes from driveway to done.
